I’ve been very curious about this building. The project went to foreclosure last year and was auctioned off to a Bethesda based group called Goldstar Group. They are now selling the remaining units for less the price point that the original developer intended.  “I think the biggest thing is that we’ll change the pricing structure to make it more affordable for the area and for new prospective purchasers than it was originally financed for. That was where the prior owner faced headwinds. We are in the position now to meet the market,” said Michael Brodsky, founder of Goldstar (from this article). How would this effect the value of a unit down the road? I don’t think it would. It’d be a upsetting if you bought one of the original 30 that sold before the financial restructuring, but most new construction condos bought around that time are in the same boat as those owners.

I think this new building is full of great deals. I live right around the corner from the building and while Sherman Ave looks pretty crappy, it is being redone now. The Sherman Ave Street Scape Project is projected to be done in July 2012 and it should make the street look a lot better. I think this eastern part of Columbia Heights still has a lot of room for equity growth. I’ve seen the values climb during this down market that we are creeping out of now.
